Responsibilities:

Building Management System (BMS) Operations and Maintenance

Monitor, operate, and maintain Building Management Systems (BMS) to ensure optimal performance of HVAC, lighting, fire safety, and other building systems.
Conduct regular inspections and system checks to identify and address potential issues, ensuring uninterrupted operations.
Troubleshoot and resolve system alarms, faults, and performance issues promptly, escalating complex problems to FM supervisors as needed.
Perform routine monitoring of BMS equipment, including sensors, controllers, and communication networks.
Ensure proper calibration and functionality of all BMS sensors and controllers.

System Optimization and Energy Management

Analyze system data and performance metrics to optimize energy usage and improve overall building efficiency.
Assist in the development and implementation of energy management strategies to reduce operational costs.

Maintenance and Documentation

Collaborate with facilities management team members to coordinate maintenance activities and prioritize work orders.
Document all maintenance and repair activities, including system status, work performed, and parts used, in maintenance logs and reports.
Ensure all BMS documentation, including schematics and technical manuals, are up to date and accessible.

Service Requests and Compliance

Respond to service requests and work orders in a timely manner, ensuring compliance with service level agreements (SLAs).
Comply with all safety protocols, regulations, and company policies while performing maintenance tasks.

Training and Collaboration

Provide guidance and support to junior technicians as needed.
Participate in training and development programs to enhance technical skills and knowledge.
Communicate effectively with specialized subcontractors to address concerns and provide updates on system status and maintenance activities.
