Vertical Building Inspector

We are seeking an experienced VERTICAL BUILDING INSPECTOR for a full-time position located in our San Antonio, Texas office.

Responsibilities:

Perform inspections to verify construction is completed in adherence with approved codes, state and federal laws and regulations, local ordinances, and industry standards.

Independently inspects construction work and incoming materials and equipment to determine compliance with contract documents and schedule.

Ability to read, understand and interpret information from the project plans and specifications and verify that Contractor's work meets these requirements.

Read, research, and objectively interpret project requirements.

Prepare and maintain daily reports and other project records in a clear, concise and comprehensive manner to document the progress of the work.

Interface with Project Manager, Engineers, designers, project stakeholders and owner representatives through participation in project meetings and daily site interaction.

Monitor materials received or used during specified periods and ensure compliance with project requirements.

Responsible for timely communication of events of note and general progress directly to Project Manager.

Assist in evaluation of change requests from contractor and makes recommendation to Project Manager.

Assist Project Manager with review of monthly applications for payment from Contractor.

Monitor and review Contractor's work to ensure compliance with project schedules, shop drawings, submittals and other project requirements. Initiates corrective action as required.

Evaluates contractor's daily, weekly and/or monthly progress reports for consistency with project progress, material quantities and storage, and manhours.

Reports and records significant job progress, critical issues and potential problems. Ensures corrective measures are applied in the field of by elevating problems to appropriate level.

Inspect and/or observe conditions including restoration work.

Responsible for scheduling and maintaining log of special inspections by third-party inspector.

Responsible for monitoring and scheduling quality assurance testing of construction materials (e. g. , density of earthwork, concrete sampling, etc. ).

Monitor Contractor's Quality Control Plan and ensure compliance.

Review Contractor's Quality Control Reports for compliance with project requirements. Reports any deviations to Project Manager.

Qualifications:

Education, experience, licensure, and skills

High School Diploma

8 years of experience in vertical commercial construction inspection

3 years of experience in commercial renovation construction inspection

Must pass mandatory DMV check

Must have a valid state issued driver license

Ability to pass Federal background and criminal investigation checks in order to obtain Airport identification badges.

Certifications:

ICC Certifications a plus but not required

Pay Range: $90K-115K DOE

Work Environment:

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job, the employee is regularly exposed to moving machinery & mechanical parts, uneven ground, exposure to dust, gas or fumes, exposure to loud noise, and outside weather conditions.

Physical Requirements:

The physical requirements must be met by an employee to successfully perform the essential functions of this job. Intermittent unassisted sitting, walking, standing, bending, squatting, climbing, kneeling, twisting, stooping, crawling, pushing and lifting is required. Must be able to walk and/or stand for prolonged periods of time for at least eight hours per day. The employee must frequently lift and/or move light equipment up to 50 pounds without assistance. Must be alert to equipment in the field, occasional need to work near hazardous equipment and machinery, ability to walk on uneven ground while physically maneuvering construction sites, ability to work in extreme temperatures or humidity, and potentially work at heights.

Other Requirements:

Possession of a valid state of residence driver's license with a clean driving record.

Daily travel to and from construction sites, generally within 100 miles from the home office is expected. Short term, out of town, assignments may be required. Long term, out of town, assignments may be required, with advance notice of planned dates.

May be required to work protracted and irregular hours to meet client's needs, including nights, overtime and weekends.
