COMMERCIAL ESTIMATOR / PROJECT MANAGER

McNeil Company, a leading design-build firm specializing in multifamily and commercial construction development, is seeking a skilled and detail-oriented Commercial Estimator with exposure to project management. The ideal candidate will have over 5 years of experience in multifamily projects, possess a strong understanding of estimating practices, and demonstrate the ability to collaborate effectively with cross-functional teams to deliver high-quality projects.

Key Responsibilities

Estimating Duties:

Analyze project documents to understand the scope, specifications, and requirements.

Perform detailed quantity take-offs and prepare accurate cost estimates for multifamily construction projects.

Solicit and evaluate bids from subcontractors and suppliers to ensure competitive pricing and reliable partnerships.

Maintain and update estimating tools, software, and cost databases.

Present estimates and value-engineering opportunities to stakeholders, emphasizing cost efficiency and project alignment with client goals.

Evaluate new project opportunities for feasibility and alignment with McNeil Company's portfolio.

Project Management Duties:

Collaborate with project designers, engineers, and clients throughout the project lifecycle.

Buy out projects by negotiating and writing subcontracts and purchase orders.

Prepare and maintain project schedules to ensure timely completion.

Process submittals and oversee subcontractor and supplier invoices.

Assist with client invoicing and maintain clear communication regarding project progress.

Conduct site visits to evaluate project conditions and assess scope changes.

Qualifications

Minimum of 5 years of experience estimating and managing multifamily projects.

Bachelor's degree in Construction Management, Engineering, or a related field (preferred).

Proficiency in construction software such as Bluebeam, Procore, Timberscan, and Microsoft Excel.

Exceptional organizational skills and attention to detail.

Strong communication skills, capable of explaining complex concepts to diverse stakeholders.

Ability to multitask, prioritize, and navigate competing project deadlines.

Demonstrated expertise in fostering relationships with subcontractors, suppliers, and clients.

Positive attitude, work ethic, and commitment to excellence in delivering successful projects.
