The Building Maintenance Technician, will inspect, maintain, repair, and replace building mechanical, structural and electrical systems. Tasks may include work with access control systems, building heating and refrigeration systems, fire detection and protection systems, and other building mechanical and electrical systems. The maintenance tech will need to be mechanically inclined, enjoy working with his/her hands and be a good troubleshooter to perform this job well.

Maintenance Technician III is an advanced experienced level class in the series, fully competent to independently perform all duties of the level I and II classes as well as advanced skills in general carpentry, painting, ceiling, flooring, electrical, plumbing and HVAC. This class is distinguishable from the lower classifications by the ability to independently perform these advanced tasks. Examples of tasks include the troubleshooting and repair, replacement, removal and installation of ceiling and flooring systems, sinks, faucets, toilets, lights (fixtures), running of electrical power cable from fixture to a breaker panel room. Personnel will be able to perform troubleshooting of HVAC systems and the replacement or repair of HVAC components not requiring braising or gas recovery/charging.

This class is also competent in building and life safety codes and the reading of architectural and mechanical blueprints.

The Maintenance Technician III class will mentor and train technicians in the lower classes as well as asses their skills.

Pre-requisites:
Certificates or proof of formal training in general maintenance or maintenance related trade skills and 5 years' experience in commercial building maintenance and repair OR 7 years in commercial building maintenance or construction.

PRINCIPAL DUTIES AND RESPONSIBILITIES:

Plumbing:
includes but not limited to the repair, replacement or installation of faucets, pipes, hot water tanks, toilets.
HVAC:
includes but not limited to preventative maintenance and repair on all HVAC systems including boilers, heat pumps, cooling towers and circulator pumps.
Electrical:
includes but not limited to the repair, replacement or installation of power switches, breakers, wall sockets, ceiling lights, climate control systems.
Drywall repair:
includes but not limited to filling in small holes caused by nails and minor dings from normal wear and tear.
Painting:
includes but not limited to minor touch-ups following damage repair and new coats of paint applied to common and clinical area walls.
Equipment repair:
includes but not limited to the repair, replacement or installation of refrigerators, vacuums, floor buffers, and microwaves.
Grounds keeping:
includes but not limited to trimming grass, pulling weeds, trimming and pruning trees and shrubs, sweeping or raking leaves and debris, and tidying ground covering.
Cleaning/housekeeping:
includes maintaining a clean, safe and organized appearance in common and clinical locations, such as lobbies, waiting rooms, exam rooms, lunch room and hallways. Includes cleaning fixtures, floors and other surfaces to maintain infection control standards. Operation of floor cleaning equipment necessary.
Snow removal:
includes shoveling, blowing or plowing snow away from covered walkways and laying down rock salt atop icy surfaces to prevent slipping.
Customer service:
includes professional, prompt and courteous correspondence with all patients, staff and visitors.
Time management:
Must be able to work independently, schedule time and projects based on scope and urgency.
On-Call:
respond to emergency calls outside normal operating ours and scheduled shift.
Special projects and other responsibilities as may be determined

QUALIFICATIONS:

safety awareness

fundamentals of electricity
good time management
fundamentals of electrical, HVAC and mechanical systems and equipment
ability to lift more than 50 lbs.
ability to work on-call, nights and weekends
must be able to work independently with little supervision
Minimum 5 years in commercial and residential maintenance with a certification in a trade skill OR minimum 7 years commercial and residential maintenance
Good computer skills
Good communication skills

WORKING CONDITIONS:

Works in a busy community health center in a downtown business district. Long hours are sometimes required. This is not a remote position.

PHYSICAL REQUIREMENTS:

Physical demands requiring lifting of pieces of equipment, boxes, tools and materials at times exceeding 50 lbs. Climbing ladders. Mostly standing and walking required. Visual acuity sufficient for frequent reading. Hearing acuity sufficient for holding conversation with or without audio devices.
