We are expanding into industrial real estate, leveraging our existing infrastructure, relationships, and financial strength to become a leader in warehouse, logistics, and large-scale industrial projects.

This is not a startup division; it's a strategic expansion. We are looking for a seasoned Industrial Development Director to take charge of projects already in the pipeline, scale operations, and execute on opportunities to build a robust portfolio.

Role Overview

The Industrial Development Director will step into an operational framework where resources, capital, and initial groundwork are already in place. This role is focused on execution and scaling industrial projects with minimal ramp-up time. The ideal candidate will have extensive experience in industrial development, tenant acquisition, leasing, and large-scale project management.

This position offers a high degree of autonomy and an opportunity to collaborate closely with the executive team to shape Genesis Companies' future in industrial real estate.

Key Responsibilities

1. Project Execution

  • Lead the development of large-scale industrial projects, including warehouses, distribution centers, and logistics hubs.
  • Oversee site acquisition, entitlements, construction, and leasing with a focus on maximizing project profitability.
  • Manage budgets, schedules, and risk assessments to deliver projects on time and within budget.

2. Tenant Acquisition & Leasing

  • Use your network and market expertise to attract high-quality tenants, focusing on logistics, e-commerce, and manufacturing.
  • Work closely with brokers and leasing agents to fill speculative spaces and secure pre-leased build-to-suit agreements.
  • Negotiate tenant leases and structure deals that drive long-term value.

3. Operational Efficiency

  • Utilize Genesis Companies' existing infrastructure and resources to streamline processes and reduce inefficiencies.
  • Implement best practices for industrial development, financial forecasting, and reporting.

4. Leadership

  • Collaborate with the executive team to set and achieve ambitious growth targets for the industrial division.
  • Mentor and guide junior team members, building a culture of excellence and accountability.
  • Foster strong relationships with municipalities, brokers, and contractors to secure entitlements, incentives, and competitive bids.

5. Portfolio Growth

  • Identify market opportunities to expand Genesis' industrial footprint, leveraging market research and data-driven insights.
  • Work with the CEO, EVP and development team to refine strategies for future industrial projects.

Qualifications

  1. Proven Track Record:
    Minimum 7-10 years of industrial real estate experience with a portfolio of successful projects in warehouse, logistics, or manufacturing sectors.
  2. Market Knowledge:
    Deep understanding of tenant demands, leasing trends, and industrial site development requirements.
  3. Leadership Skills:
    Ability to drive cross-functional teams and lead large-scale projects with efficiency and precision.
  4. Relationships:
    Established connections with brokers, tenants, and industry stakeholders to hit the ground running.
  5. Education:
    Bachelor's degree in real estate, business, or a related field; advanced degrees are a plus but not required.
  6. Skills:
    Strong negotiation, financial modeling, and project management expertise.
