Description

Purpose of Role

The Maintenance Technician position ensures that the facility and equipment are maintained in good repair and working order. Position requires limited semi-skilled manual work in general maintenance, construction, or labor activities.

Core Responsibilities:

? Repairs minor electrical malfunctions and helps install new equipment

? Assembles, installs and repairs pipes, fittings and fixtures of heating, water and sewer systems, and in opening clogged drains

? Builds alters, repairs, and maintains buildings, roofs, floors, partitions doors, windows, screens, scaffolding forms, wood fixtures, and furniture

? Operates hand saw, planer, sanding machine, electric drill, power saw, and other electrical equipment, maintains tools and equipment in good condition and uses all tools carefully and as instructed

? Perform a variety of ground maintenance work, cultivate, prune, spray, and trim trees and shrubbery, cut grass and weeds with hand tools and mowers, and assist in clearing park lands and right-of-way areas, cuts grass, weeds, shrubs

? Loads and unloads trucks. Spreads sand, gravel, and dirt

? Moves and carries heavy material such as pipe, lumber, gravel, sand, and furniture

? Performs preventive maintenance as scheduled, and maintains log books accurately and completely in accordance with policies and procedures

? Reviews maintenance request slips and completes requests in an effective, safe, and timely manner

? Sets up and takes down rooms for functions as requested

? Checks in supplies as delivered

? Performs duties as assigned and/or requested

? Assist in cleaning and unclogging sewer lines, manholes, and catch basins, clean street gutters and patch holes, pick up trash, debris and brush, and load debris onto trucks

? Operate an air compressor or automotive equipment, including light-duty trucks

? Assist in general repair work involving rough carpentry and painting tasks

? Assist with apartment resets

? Demonstrate some knowledge of manual maintenance and construction work procedures and tasks.

Professional Experience, Essential Skills, and Knowledge

? Valid Florida driver's license and good driving record required.

? Certification in any areas of electrical, refrigeration, or air conditioning helpful

? Work experience may substitute for educational requirements

? All employees may be required to work before, during and/or immediately after a natural or man-made disaster

? At least one (1) year experience in the field of general repairs, including at least six (6) months experience in carpentry, plumbing, electrical repair, and air conditioning, or any equivalent combination of experience and training that provides the required knowledge, skills, and abilities

? Ability to coordinate several job responsibilities simultaneously

? Ability to determine what parts are required for minor repairs and projects, and decides if equipment may be repaired internally or if outside vendor is required.

? Ability to communicate effectively with staff, management, and vendors

? Ability to use all electric and hand equipment affiliated with building/ grounds maintenance, including, but not limited to, power saws, drills, wrenches, lawn mowers, weed eaters, and edges

? Knowledge of State & Federal Statutes Regarding Patient Confidentiality laws
