This position will work closely with Town & Country's affiliated builder and mortgage partners, helping these partners provide an outstanding customer experience throughout the homebuying or refinance process.

What will you do in this role?
The Commercial Title Officer provides title services for residential and commercial transactions and with a particular focus on integration with internal affiliate clients.
Primary Duties and Responsibilities:
Examine and Service files/review objection letters and reply.
Create proforma policies and proforma endorsements.
Provide the status of the transaction throughout the closing process to the appropriate customers.
Review contract, title commitment, and lender instructions in order to prepare settlement statements and the necessary real estate documents for closing.
Communicate with Escrow Officers.
Review surveys and communicate with Surveyors.
Review and record documents as required.
Review, prepare and send out policies as required.
Attend meetings with clients when necessary; assist with Clients/Attorneys for any possible issues; anticipate any issues that may come up and find solutions whenever possible.
Attend underwriting seminars/meetings when appropriate; communicate underwriting issues with underwriters and maintain positive relationships; maintain and keep up with any new underwriting issues as they come up and share those issues with the Company.
Create new Exceptions/Requirements as underwriting procedures and/or statues change.
Other Duties and Responsibilities:
Team player. At times assisting (where applicable) the Escrow team to obtain and/or update file information when needed for closing.
Communicate with Manager and Co-Team Members on workload and scheduled closings.
Regular communication with other Escrow and Title Team Members as applicable.
Ability to back up duties of other Title Examiners for vacation coverage.
Other duties as assigned.
Some travel to local company office as may be required.
You Have:
10+ years experience as a Commercial Title Officer for a title company or escrow company working on Builder and Commercial transaction files.
Familiar with all aspects of title work.
Have the necessary licensure in order to act as a Title Officer in Colorado or the ability to obtain.
Ability to apply concepts such as fractions, percentages, ratios and proportions to practical situations.
Ability to proficiently map complex metes and bounds legal descriptions.
Ability to research land records with use of various title plant software platforms and available County records and generate a complete chain of title for title commitment and title policy issuance.
Understanding of Aim+ and Sureclose systems a plus but not required.
Proficient knowledge of title insurance, regulatory guidelines, legal documents, and real property law.
Ability to build and maintain productive customer relationships.
Able to work independently with minimal supervision.
Experience with developing alliances with others as necessary to accomplish work assignments.
Able to follow all company procedures and policies including meeting the company customer service expectations.
Excellent verbal and written communication skills.
Good analytical and documentation skills.
Good customer service skills along with excellent problem-solving ability.
Ability to productively interact with peers, customers and management.
Proficient with internet navigation.
Attention to detail, professionalism, organized and ability to prioritize multiple work assignments simultaneously.

Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA, and other federal, state, and local standards, including meeting qualitative and/or quantitative productivity standards.
Ability to maintain regular, punctual attendance consistent with the ADA, FMLA, and other federal, state, and local standards.
Must be able to lift and carry up to 25 pounds.
Must be able to talk, listen and speak clearly
Compensation:
Base Salary:$60,000.00 - $62,000.00
