As the Development Project Manager, you will take ownership of the listed projects and lead them through every stage of development. From planning and procurement to managing our builders and consultants, you will be responsible for driving projects to completion, on time, on budget, and to the highest quality standards.
This is a pivotal role in a high-performing, entrepreneurial team. You will work closely with the company's architect, builders, and the founder to bring the innovative designs to life. Your leadership will directly influence the success of each project, ensuring every detail reflects the company's values and commitment to excellence. You'll have significant autonomy in this role, with the authority to make decisions that are in the best interest of the company and its projects.
Key Responsibilities:
Project Leadership & Execution:
Lead the development of luxury tourism and hospitality venues, ensuring each project is completed on time, within budget, and to the highest quality standards.
Supplier & Contractor Management:
Source and select suppliers, manage contractor relationships, and ensure quality control throughout the construction process.
Procurement:
Help our architects and builders source best in market products and solutions.
Budget & Cost Management:
Oversee project budgets, manage development costs, and ensure financial targets are met.
Collaboration:
Work closely with the company's architect, builders and founder to ensure design briefs are translated into tangible, high-quality outcomes.
Consenting:
Work with our builders and consultants to make sure we are complying with planning and resource consents.
Problem-Solving:
Apply a "there is always a way" mentality to overcome challenges and find innovative solutions when faced with obstacles.

Key Skills & Experience:
Property Development/Project Management:
Minimum of 5 years' experience in property development and project management, preferably in the Otago region.
Leadership & Team Management:
Strong leadership skills with the ability to motivate and get the best out of your team, contractors, and suppliers.
Communication Skills:
Excellent communicator with the ability to navigate tough conversations and manage stakeholder expectations effectively.
Planning & Procurement:
Extensive experience in project planning, procurement, and supply chain management.
Financial Acumen:
Proven experience in budget management, financial planning, and reporting along with strong commercial acumen.
Negotiation Skills:
Demonstrated ability to negotiate contracts, manage variations, and make strategic decisions that align with company goals.
Time Management & Reliability:
Highly organized, efficient, and reliable, with a focus on meeting deadlines and maintaining high standards.
