Our client, a leading developer in the UAE, is looking for an experienced real estate development professional with significant real-estate experience to join their team in Abu Dhabi.
Responsibilities

Responsible for the implementation of all new real estate developments as directed by Head of Development; recommend project design, costs, schedule, and contractors.
Perform all business development activities for Fee Based Development assets.
Identify new own Fee Based Development opportunities.
Recommend Fee Based Development portfolio strategy (including sub-segment mix).
Support in sourcing new investment with third parties (e.g. JVs, project finance, etc.).
Support in sourcing developments pre-selling guarantee from end-users.
Develop feasibility study for Fee Based Development assets.
Perform project costing in coordination with Operations.
Develop financial model & feasibility studies.
Liaise with Investment Analysis and other relevant functions on feasibility study.
Manage end-to-end concept design performed by Operations.
Support in making critical trade-offs with the operations team.
Support in deciding on design brief and share with operations.
Support in deciding on detailed designs developed by architects, ensure alignment with concept design.
Support in deciding on detailed project costs based on Procurement and Operations input.
Support in deciding on approved list of contractors/consultants based on Procurement's recommendation.
Support in deciding on project schedule, anticipate and resolve possible roadblocks to completion of construction to ensure on-time project delivery.
Address key procurement contract variations arising from differences in project design, raising major issues to Head of Development Management.
Provide constant progress updates and monthly written reports on construction progress, major issues or conflicts, and anticipated roadblocks whenever appropriate.

Job Skills Requirements

10+ years of development management experience in managing the development of large residential and commercial real estate assets of at least AED 500 million in value.
Strong knowledge and exposure to the GCC real estate market with large master developers with annual revenue of at least AED 2 billion.
Strong understanding of development management, property economics, architectural design, and construction developed over the years in working on projects through the Delivery phase of asset development.
Solid understanding of development management, property economics, contract procurement policies, and procedures gained in the Procurement function of a real estate developer in the GCC real estate industry.
Interpersonal skills.
Ability to make pitches for real estate development ideas and concepts.
Excellent development management skills to manage multiple tasks across functions (Delivery, Procurement) for cost-effective and timely development of the property.
Strong conflict management skills to resolve any issues that are bound to arise in such a cross-functional business process.
Education

Bachelor degree in real estate, property economics, architecture, or engineering.
